How to Identify Your Portland Home’s Sewer Lateral Material

However, homes that had partial or full lateral replacements at some point in their history may have newer material despite an old build date. A camera inspection is the only definitive way to know what material is in the lateral and what condition it’s in.

Clay Tile Sewer Laterals (Homes Built Before 1960)

Clay tile (glazed or unglazed) was the standard sewer lateral material for Portland residential construction from the 1890s through the 1950s. Inner SE, NE, North Portland, and the near-west side neighborhoods built in this era have clay tile laterals that are now 70–100 years old.

Clay tile is chemically inert and does not corrode — it would last indefinitely if the joints held. The failure point is the bell-and-spigot joint system, originally sealed with oakum packing and lead (pre-1940s) or rubber gaskets (1940s–1950s). Over 70 years of Jory clay soil expansion and contraction, seismic activity, and tree root pressure, these joints open. Repair options: Orangeburg cannot be reliably relined — the pipe material doesn’t provide a stable substrate for CIPP liner adhesion, and the deformed cross-section prevents proper liner installation. Full replacement with PVC is the appropriate solution. Cost for full lateral replacement in Portland: $8,000–18,000 depending on length and depth.

The camera often can’t travel through severely deformed Orangeburg because the collapsed diameter won’t pass the camera head. Clay tile shows as a hard, light-colored tube with distinct joint lines. Cast iron shows as a dark metallic surface, often with scale and corrosion deposits on the interior wall.

Cast Iron Sewer Laterals (Homes Built 1950s–1980s)

Cast iron sewer pipe was standard for interior drain stacks and some laterals in Portland construction from the 1950s through the early 1980s. Cast iron is durable — it resists root intrusion at joints better than clay tile — but it develops interior scale accumulation and surface corrosion over 50–60 years that reduces bore diameter and creates a rough interior surface that catches debris.

Cast iron joints use hub-and-spigot connections with lead and oakum packing or, in later installations, rubber gaskets. At 40–60 years of age, lead-sealed cast iron joints can open enough for root intrusion, though this is less common than in clay tile.
