Electric water heaters have two heating elements. When the lower element fails, you get some hot water but it runs out fast. When the upper fails, you get none.
A thermal overload can trip the high-limit switch on an electric heater. The reset button is behind the thermostat access panel — press it firmly and wait 30 minutes.
Gas water heaters with standing pilots lose hot water when the pilot goes out. Relight it per the label instructions. If it won’t stay lit, the thermocouple needs replacement.
Tank water heaters last 8–12 years in Portland. After that, repairs become frequent and replacement is the more economical long-term decision.
The symptom tells you where to start. No hot water from any fixture — cold from every tap immediately — is a different problem than hot water that runs out in five minutes. Distinguishing these two narrows the diagnostic tree significantly before calling.
No hot water at all — On a gas heater: pilot is out, gas supply problem, or main burner failure. On an electric heater: tripped high-limit switch, failed upper heating element, or complete thermostat failure. On a tankless heater: error code on the display, flow sensor fault, or a remote control issue. Check the obvious first: is the gas supply on? Is the breaker for the water heater in the ON position?
Running out too fast — On a tank heater: failed lower heating element (most common on electric heaters over seven years old), sediment accumulation at the bottom of the tank reducing effective capacity, or thermostat calibration drift. On a gas heater that’s running: the burner is firing but heating efficiency has dropped from scale buildup on the burner or sediment insulating the tank bottom.
If you have a gas water heater and no hot water, check the pilot window (usually a small glass port near the bottom of the unit). If the pilot flame is out, the heater won’t fire. Relight following the label instructions on the unit — typically: turn the gas control to OFF, wait five minutes to clear gas, turn to PILOT, hold the pilot button down while pressing the igniter, continue holding for 30 seconds after the pilot lights, then release and turn to the desired temperature setting.
If the pilot lights but won’t stay lit when you release the button, the thermocouple is failing. The thermocouple is a small sensor that holds the gas valve open when it detects a flame. A failing thermocouple costs $20–40 in parts and 30–60 minutes to replace — it’s a straightforward repair that extends heater life when the rest of the unit is in good condition. If your water heater is under 10 years old and the only issue is a failed thermocouple, repair is the right call.
Electric water heaters have a high-limit safety switch — a thermal cutout that trips if the water temperature gets too high. Once tripped, it stays open until manually reset. Access the upper thermostat panel (there are typically two panels on the side of the tank) by removing the cover and the insulation pad. Behind the upper thermostat you’ll see a red button. Press it firmly until you hear or feel a click. Replace the insulation and cover, wait 30 minutes, and check for hot water.
If the high-limit trips repeatedly, the thermostat is calibrated too high, the thermostat is failing and allowing the water to overheat, or there’s a wiring issue. A single trip that resolves after reset is usually a one-time thermal event. Repeated trips need a plumber to diagnose the thermostat and element condition.
The manufacture date of your water heater is encoded in the serial number — most brands use the first four characters to encode year and month. Look up your brand’s serial number format and check the date. If your heater is over 10 years old in Portland, repeated repairs are a warning sign that replacement is approaching.
Portland’s Bull Run water is exceptionally soft (1–3 grains hardness). That’s good for water heater longevity — soft water produces far less mineral scale than hard water. However, even soft water carries suspended particulates from the distribution system that accumulate at the bottom of a tank heater over years. After eight to ten years, sediment buildup insulates the tank bottom from the burner (gas heaters) or lower element (electric heaters), reducing efficiency and hot water capacity. You’ll hear a popping or rumbling sound from the tank when the heater fires — that’s steam escaping from water trapped under sediment.
Tank flushing (draining the bottom of the tank through the drain valve) removes accumulated sediment and is recommended every two to three years. If the tank hasn’t been flushed and is over eight years old, the drain valve is often corroded and won’t open cleanly — forcing it risks creating a new leak. At that point, an honest assessment of the tank’s remaining life is more useful than a sediment flush.
General guidance: repair a heater under eight years old when the failure is a single component (thermocouple, element, thermostat). Replace a heater over ten years old when the failure requires significant repair work, when efficiency has declined noticeably, or when you’re seeing rust-colored water from the hot taps (indicates tank lining failure — the tank is not repairable at that point).
